Tenant Rights in Kuwait
Knowing your rights as a tenant protects you from exploitation and ensures comfortable living.
Contract and Registration
- The rental contract must be written and registered with the municipality
- Standard contract duration is one year, renewable
- You have the right to receive a copy of the contract in both Arabic and English
Rent Increases
- The landlord cannot increase rent during the contract period
- For renewals, you must be notified of increases 3 months in advance
- Increases must be reasonable and proportionate to the market
Eviction
The landlord can only evict you in the following cases:
- Non-payment of rent for 15 days after notice
- Serious violation of contract terms
- Landlord's desire to demolish or comprehensively renovate the building
- Landlord's personal need for the residence
Note: You must be notified of eviction at least 3 months in advance.
Security Deposit
- Standard deposit is 1-2 months' rent
- The deposit must be returned upon move-out if the apartment is in good condition
- The landlord cannot deduct amounts from the deposit without justification
Maintenance
- Major maintenance (plumbing, electrical, A/C) is the landlord's responsibility
- Minor maintenance and cleaning is the tenant's responsibility
Practical Tips
- Photograph the apartment condition upon move-in and keep the photos
- Keep rent payment receipts
- Communicate with the landlord in writing through clear messages
- In case of dispute, you can file a complaint with the Real Estate Registration Department
